Property Beautification

  • Property Value: It doesn't matter whether we are talking about a small private home or a large vacant space, studies confirm that one of the simplest and least costly ways to raise property values is through beautification.

  • Impact: You will get the greatest return, BY FAR, where the conditions are worst. That is always the case!  Unfortunately, people's perception can be that it is a waste of time to try to beautify a run down community. That couldn't be further from the truth.

  • Attitude: Beautification can and will change people's attitude in, and toward, a deteriorated community. Although the deeper systemic issues will still exist, changed attitudes will pave the way for other changes, and beautification is the simplest, cheapest, and most visible way to begin to change peoples attitudes and perceptions.

  • Challenges: It is highly likely that you will face vandalism, theft, and apathy . . . count on it.  But you have to remember that beautification effects both those who live in the community as well as those who simply drive through it. The return is so much greater in the deteriorated community, that it offsets the additional challenges you will face.

  • Smiles: Beautification is to property, what smiling is to people. Hearts can be won over with a simple smile, or a flower.

  • Hope:  Beautification is one of the easiest ways to restore hope.  Discouragement is bred when all you can see around you is litter, weeds, and unkept mess. Hope begins to be restored and encouragement sets in when the slightest changes are made. And like I said earlier, the worse the conditions are, the easier it is to have a positive impact!

  • Resources: Taking advantage of available resources is an excellent way to keep costs down.  Even in low income communities, there are vast amounts of wood chips, compost materials, and a surprising amount of free perennials. Reclaiming an overgrown sidewalk can result in obtaining soil to fill in low areas or even start new flower beds.

  • Low Maintenance:  It is crucial that you plan your efforts with low maintenance in mind. This goes a long way in producing lasting results. It will have everything to do with the plants that you select, but it also has to do with mulching and weed prevention. Sometimes a higher initial investment will dramatically lower the long term investment necessary.

  • Tips and Tricks: I have written another document that covers numerous clever ideas on how you can get the most for your efforts, time, and money.  I also welcome you to send in your feedback and your own suggestions as well.
